How Do I Report?
I consider each property unique and report it accordingly. Pre-owned homes are mature environments inside and out. Age and style very often dictate report recommendations. New homes have defects too, but in each instance, defects get prioritized. The truth is things break; even new items sometimes do not work. If I find something broken, I did my job. I inspect for broken leaking, bent, corroded, wet, rotted, eaten, moldy, missing, or sometimes just wrong. I do my best to see all that I can see during my inspection.
My report writing style will resolve any anxiety other reports/ inspectors may have created. I provide an easy-to-understand report with many pictures. I picture the “Defect”, and when possible, I give picture examples of how defects should appear when not defective. When best, I embed 3-4 second videos, helping explain.

With these, I evaluate their current state, possible age, report my findings, and match the projected life expectancy. I provide a life expectancy chart for all the systems that make up a home.
