Buyer’s Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potential costly repairs or defects that would otherwise go undetected. A typical home inspection catches common defects, so you gain comfort with the quality of the property  you are purchasing.  Often the defects identified can be part of the contract negotiations and often some repair allowances are built into the transaction.

Seller’s or Pre-listing Inspections 

It is a good practice to have a pre-listing inspection to allow the seller to evaluate any repairs and make those before putting their home on the market.  The inspection report will provide a baseline list of things that require attention. This will eliminate last minute surprises that could complicate or delay the sale of your home.  Also, realize that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

Homeowner Maintenance Inspections

A home is made up of many systems that age and can fail over time. Often, a homeowner may not be aware of a problem until a significant issue arises. Catching these issues early by having a home inspection can prevent or minimize costly repairs.  You will be advised on regular maintenance so you can protect your investment.  An objective inspection report can help the homeowner prioritize home repairs and maintenance items.  This is recommended on an annual or bi-annual basis.

Builder’s One-Year Warranty Inspections

Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components. Even if the home was new, that does not mean it was free from defects, poor workmanship, defective building materials or poor design can result in premature failure.  Your report will also include home maintenance items observed during the inspection.  This inspection is recommended 10-11 months after the date of purchase.  It is best to test your water quality during your home inspection. This is the ideal way to ensure your water is safe for you and your family.

 I have a great desire to create, fix and build things.  My teenage years were filled with wood shop, metal shop, mechanical drawing, and architecture classes.  I spent hours at home construction sites after school observing the details.  I bought my first home and rental property at the age of 21.  My spare time is filled with remodeling or completing home repairs which include electrical, plumbing, roofing, framing, heating, and air.  The pride of doing it yourself is something I thrive on!  I would go onto purchase more homes, have more rental properties and continue the DIY projects.  These passions however played a sideline to my day job, owning Schlegel Bicycles a retail bicycle business.  It combined building and fixing things while including another one of my passions, working with people. I simply love sharing my knowledge with others, advising them about their purchase decisions and guiding them through the process.

Fast Forward to 2019, I sold my retail store after 40 years. This new freedom created new opportunity.   Anyone who knows me, knows I am a perfectionist and very detail orientated.  Home Inspection was the perfect fit for my next career.  I found the course work to be very captivating.  My foundation of knowledge was complemented giving me a better understanding on complete systems and components of a home.
