My name is Gregg Forscher. The name Forscher means explorer in German.
Since 2004 I have been exploring and inspecting houses both in California where one inspects a house with earthquakes in mind and Florida where one inspects with wind and moisture in mind. After doing in the neighborhood of 9,000 inspections I can confidently say that my evaluation of what is of importance in doing an inspection is fully in place.
You are my client and the inspection is for you and no one else unless you say so. My viewpoint on an inspection is that it should be thorough and factual but not alarming as that does no one any good.
We are not looking for cosmetic type issues unless they are of a quantity that warrants mentioning. We want to find those things that are significant that should help you make a decision about the house. As an inspector there are guidelines that we follow which means there are things we are meant to look at and things that are beyond our scope. It is a visible inspection so we are not moving major items or taking things apart. This does not mean not detailed and not thorough.
I am a professional general inspector. You can liken this to a general doctor who knows a tremendous amount but who then sends you on to a specialist if needed. This means that although I have had extensive experience with these systems, I am not a licensed electrician, plumber, HVAC professional or roofer and do not know the codes for all these specialties. However, with a background in dealing with buildings on several levels and many years of experience as an inspector, I can see the indicators which could make me recommend further evaluation by a specialist for details regarding repair or replacement and the cost. This is part of my function as an inspector.
After the inspection is done I will be available to answer any questions you may have and realize that not everyone has a construction background and may need more explaining.
