Residential Home Inspections:

Pintler Property Services performs detailed residential inspections of homes and their systems. We exceed the InterNACHI standards of practice during our inspections in various ways. One way is through the use use of infrared technology to assist with locating defects that are not otherwise visible. A detailed comprehensive report is provided within 24 hours of the home inspection.


Property maintenance and repairs:

Maintenance is key to keeping your home and its components in good order and retaining the value of your property. Staying on top of a seasonal, routine, and/or preventative maintenance schedule is important, and Pintler Property Services can help you implement a plan so that your property is at its best. Don’t let minor maintenance and routine repairs turn into expensive disasters later.

We offer the following maintenance and repair services:

-Seasonal, Routine and Preventative Maintenance
-HVAC Systems and Furnaces (We do not service the refrigeration system or components)
-Electric and Gas Water Heaters
-Home Appliance Repair
-Clearing of downed trees
-Winterizing, De-winterizing

We provide maintenance and repair services.  We do not do remodeling, carpentry, tile work, etc.  
Home Check/House Sitting/Property Sitting Services:

We offer scheduled exterior and interior safeguard inspections of your property based on your personal needs. Our inspections of your property ensure that your property has power and that appliances & heating/cooling systems are operating. We inspect for leaks, damages, signs of vandalism, and other risks or threats. We also offer pre & post-storm inspections and opening & closing services.

Exterior Inspection: We ensure that all entrances are secure; visually check for evidence of forced entry, vandalism, theft or damage; check exterior faucets and hoses for leaks; remove newspapers, flyers, packages, mail, and other evidence of non occupancy; visually inspect the roof and gutters from the ground, and visually inspect the yard/landscaping.

Interior Inspection: We inspect for signs of theft, vandalism, damage, or other disturbance; check/confirm that the property has power; ensure that all windows and entryways are secure; verify building alarm systems are set and working properly; note any unusual odors; visually inspect walls, ceilings, windows, tubs, and showers for evidence of water damage, leakage, mold or mildew; confirm that thermostat is set at correct temperature; ensure that freezers and refrigerators are working; visually check heating system and hot water heater. Interior inspection requires that you provide us with keys and necessary passwords in advance.

FOR ADDITIONAL FEES:

Additional Requested Services: You can request additional services for additional fees.

-Pre-Storm and Post-Storm Inspections: At your request, we will check on your home pre-storm and post-storm. If any outdoor furniture, grills, etc., need to be moved inside, or if you need us to perform any special duties, you will be billed at an hourly rate. Post-storm, we will inspect your property, look for visible signs of damage, take photos (if necessary), and send you a report.

-Closing/Winterizing Services: Adjust the HVAC system to desired settings, system, unplug electrical items, turn off water at house, unplug or turn off breaker to water heater, shut off valves to toilets, unplug washer and dryer, bring in trash cans, check doors and windows, remove perishables from refrigerator, bring in outdoor furniture, and other services if requested.

 -Opening/De-winterizing Services: Adjust the HVAC system to desired settings, turn on all water mains, plug in all electrical items, start ice maker, turn on water heater, open blinds, operate/clean toilets, and other services if requested.

-We offer to forward any mail received to an address of your choice.  Plus the cost of shipping.

Service the coolant systems of air conditioners, HVAC components, refrigerators, freezers, etc.

Pintler Property Services, LLC is a locally-owned small business dedicated to providing quality home inspection services by a certified, licensed, and insured home inspector.  We also offer maintenance & repair work, and property checking/sitting services that are customized for each client.


MICHAEL HEINZ, OWNER/OPERATOR

Michael Heinz is a professionally certified home inspector who combines his years of experience in facilities management to offer a number of property services tailored his clients’ needs.  Michael is a Michigan native. He earned a Bachelor’s degree in Mechanical Engineering Technology from University of Toledo in 2009.  He worked a few engineering desk jobs before realizing his passion for applied work and love of the outdoors, which brought him back to his roots.  Michael worked throughout his youth as an assistant to his grandfather, who owned and operated a golf course. He decided to expand his education and completed a second Bachelor’s degree in Turf Science from Penn State University in 2012.  He went on to become a golf course Superintendent and worked at two golf courses, one of which was The Woods on Mackinac Island owned by the Grand Hotel.  As his family grew, Michael moved from seasonal employment to becoming a full-time Facilities Director for a public school district. He moved to Montana in 2020 after securing a position as the Director of Engineering at a 6,000 acre luxury resort ranch.  Michael’s experience encompasses maintenance and repairs for buildings that range in size from that of a standard home to buildings that exceed 100,000 square feet.  He managed and maintained grounds that covered nearly 140 acres.

Michael is competently skilled in HVAC, plumbing, electrical, roofing systems, appliance repair, infrastructure, light construction projects, project management, building alarm systems, grounds keeping, irrigation, small engine repair, and more.  Michael’s experience and education provided him with a comprehensive home inspection knowledge base and he pursued this next level of training to support his operations as the owner of Pintler Property Services.  Michael is professionally certified by InterNACHI, the world’s leading association for home inspectors.  The InterNACHI School is recognized, approved, and/or accredited by more than 100 state, government, and non-government agencies as the inspection industry’s largest provider of online education for home inspectors, contractors, and real estate agents.
