Why should I have a home inspection?
As a buyer, there are usually many things in the house you are interested in that are either in need of repair or may be a safety concern. Even with new build homes, don't expect your builder to get everything right the first time. Most of these things you might not notice without an in-depth inspection by a professional who is trained and educated to do just that.
But Home Inspections are expensive!
Not really. As a buyer, you want things fixed before closing. Which costs money of course. With a good home inspection, the money you'll save having the seller repair things at their cost, or by giving you a concession on the selling price, will far outweigh the cost of the inspection.
Does everything on the inspection report need to be fixed?
Not necessarily. Use the inspection report as a guide, not an absolute. Our reports grade issues by severity, and while some things need to be remedied before you close, some things you just need to be aware of and can choose to fix or not.

Radon Testing- Radon is a naturally occurring gas from the decay of uranium in the earth. It is a Class A carcinogen that can cause lung cancer. According to the EPA, radon is responsible for over 800 deaths each year in Georgia alone. Professional radon tests will determine whether a home needs a radon mitigation system.
Mold & Moisture Intrusion Inspection- We've all seen the pictures of a mold covered bathroom wall or ceiling, in the garage, or under the floor in a crawl space. All mold needs is moisture and the right temperature to grow. If mold exists, it's not the end of the world. Not all molds are potentially harmful, but some are. If mold is spotted, it's a good idea to have an air sampling test and a sample of the mold sent to a lab for analysis to give you the information you need to form a plan to get rid of it. Bleach and / or paint will not get rid of it.
Infrared Home Efficiency Inspection- Want to save money on heating and cooling costs? Using the latest Infrared equipment, it's easy to find things such as missing insulation, air leaks around windows and doors, and even water leaks that aren't apparent to the eye.
