Buying a home is the single largest purchase most people make in their lifetimes. It is important to have a thorough inspection performed by a professional Licensed Home Inspector. Our employment history is focused around building construction. With this background, we perform all of our inspections as if we were buying the property. Buyers often put little thought into the condition of the structure and systems of the home. It is our job to dig deep into the bones and systems of the house and report on their conditions. The often unseen areas of homes are where many hidden deficiencies lurk. It is our duty to access these areas, obtain information and report this information to our clients. Whether a house is newly constructed or several hundred years old, most home have issues that need to be addressed. During our inspections we verbally report our finding to our clients and document them with pictures. We then email our professional, digital Spectora report with all of our findings, including pictures and recommendations. At this point the clients typically discuss the report and deficiencies with their real estate professional to determine the best path to address these issues. Our repair Request Builder is very helpful during this step. Buyers have several options: Take the house as it is, Ask sellers to make some repairs, Ask for a reduction in price or sellers concession or sometimes Walk Away. We are prohibited from telling you to buy or walk. Our job is to open your eyes and show you the present condition of the property, so you can make an informed purchase decision.
