Buying a home is the single largest purchase most people make in their lifetimes. It is important to have a thorough inspection performed by a competent, Licensed Home Inspector. Shoveltown Home Inspections is a multi inspector firm serving Eastern Massachusetts. Our inspectors have a combined 50 plus years of residential and commercial construction and real estate background. With this background, we perform all of our inspections as if we were buying the property. Buyers are often star struck by the beautiful kitchen or living areas of the home and put little thought into the condition of the structure and systems of the home. It is our job to dig deep into the bones and systems of the house and report on their conditions. These often unseen areas are where many hidden deficiencies lurk, and it is our duty to inform our clients of these deficiencies. Whether a house is new construction or several hundred years old, most home have some issues that need to be addressed. During our inspections we verbally report our finding to our clients and document them with pictures. The following day they will receive a professional report with all our findings, including pictures and recommendations to correct any deficiencies. At this point the clients typically discuss the report and deficiencies with their real estate professional to determine the best path to address these issues. Buyers have several options: Take the house as it is, Ask sellers to make some repairs, Ask for a reduction in price or sellers concession or sometimes Walk Away. Our job is not to tell you to buy or walk. Our job is to open your eyes and show you the present condition of the property, so you can make an informed purchase decision.
