I also love to educate new and experienced buyers about their home. A little bit about my education and background....I'm an InterNACHI Certified Master Inspector with seven years experience in the industry. I've completed two intensive home inspection courses from accredited schools and have passed the National Home Inspection Exam. Although Colorado is not a state that requires home inspectors to be licensed, I hold the certifications and have passed the tests that would be required to be a licensed inspector. In addition to home inspection certifications, I've completed the CO state certification courses to be able to perform lead based paint inspections and asbestos building inspections. We recommend that you or your representative carry out a final walk-through inspection immediately before closing to check the condition of the property, using this report as a guide.What We Inspect: A Home Inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process. A home inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the prediction of future conditions. A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection. A material defect is a condition with a residential real property or any portion of it that would have a significant adverse impact on the value of the real property or that involves an unreasonable risk to people on the property. The fact that a structural element, system or subsystem is near, at or beyond the end of the normal useful life of such a structural element, system or subsystem is not by itself a material defect. An Inspection report shall describe and identify in written format the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Buying a home can be stressful, especially in a hot market like Denver, Colorado. Finding a competent home inspector who delivers you a quality home inspection report is one of the most important choices during the real estate transaction.

Home Inspection Tips for Buyers

Attend the home inspection. Ask questions but also allow your home inspector some space to focus and do a good job. You don’t want to be the reason they missed something!

Try to keep the findings in perspective. Each home (even newly built homes) will have issues. Work with your real estate agent to understand potential costs to fix the small and large issues found. Then make an informed decision based on your market economics.

Denver Real Estate Market

The Denver real estate market was on fire in 2021, with more home purchases recorded than any previous year. Home sales slowed in early 2022 based on supply; due to record home purchases, there were fewer than average Denver homes for sale in January of 2022. 

As of mid-2022, the market is slowing down a bit. However, the Denver home market is historically seasonal and that could contribute to a cooling market. With instability in the economy, the Denver Metro housing market could continue to shift in the remainder of the year. As of September 2022, sales volume is up 17% from September 2021. 

What This Means For Your Home Inspection

The bottom line for Denver homebuyers when it comes to the home inspection negotiations is that you still won't be able to ask for much after getting your home inspection report.

In areas or price ranges where there are more homes for sale and fewer buyers (1M+), you may be able to ask the seller to fix more items or give more concessions. But for the majority of homebuyers in the Denver Metro Area, the home inspection report is more of a tool to help you understand your new home and know what home improvement items to budget for in the future.
